Moisture in Storage bays

As many know, this is my first BB. Yesterday I finally got around to
cleaning out the entire storage area from the previous owner. As I
removed some items (wood shelves and cabinets) there was clear
indication of moisture in the storage bays. I also noticed a rag stuffed
in the corner of the plumbing bay and it was soaked when I pulled it out
yesterday.

Last night we got some rain and today there is clearly signs of more
moisture in the storage areas. The coach is dry and has been
winterized.

Is it typical to get moisture infiltration into the storage areas? Or,
is this moisture coming from somewhere else? Roof? Side rail? Siding
screws?

If it is coming from the storage bay doors, is there a way to completely
seal doors to prevent moisture?

I don't have any indication of moisture in the house that I have been
able to find.

If moisture is "typical", is this a good reason to have pull out trays
to keep stuff up off the floor?

Unfortunately not all of us can "winterize" by heading south...;-)

of moisture by placing cannisters of moisture absorbing granules in
the storage bays. They're available at marine shops and other outlets.
We keep the spare parts in plastic storage containers to keep them
dry.

Since you're in the normally soggy and currently waterlogged Pacific
Northwest, you're likely to have problems not common to those of us
in less humid climates. Perhaps someone with a more comparable model
year and exposure to your climate will have some suggestions based on
their experiences.

It appears you're undergoing your baptism by fire in the love-hate

Thank you Jim for the suggestion.

However, we are in what they call the "High Desert" and average 11-13"
of rain a year. We are usually pretty dry. This was just a rain shower
that clearly leaked into the storage bays from somewhere. Also, it
isn't just one spot, but several through out the storage area and it
gives me the impression that it is coming in from the doors or from
somewhere else.

Brian,

Pardon my ignorance of geography.

It may take a bit of detective work to locate the souce of your
moisture. I'm not familiar with the basement storage areas in a newer
coach but the bay doors may allowing water in. You might try testing
the seals with a garden hose at low pressure. There might be other
sources for water to enter, electrical and plumbing chases, through
the roof exhausts/air intakes or ???. I seem to remember seeing a
discussion of "roof" drains through the coach sidewalls in some newer
models.

Brian,

If there is no obvious seal problem with the bay doors, I would
start on top. The AC units have condensation drains. On my '95,
they go between the outer skin and the inside wall to the ground.
When I had blockage cleared on one, they found that the seal around
the unit leaked into the space where the tube went, but not down the
tube. They resealed the unit. We pulled the liners inside to
inspect for leak damage but fortunately had none.

Another possibility is loose or missing screws on the roof. I had
all mine replaced by Rob Robinson in trade for a weekend on San
diego Bay, many Coronas left over from the Western rally and good
food. He used stainless screws and a poly sealant.

Another check point would obviously be the plumbing in the bay
itself. Creative placemnt of paper towels or newpapers over night
might show if the entry point is from some plumbing dripping.

Thanks Tommy.

I do intend to replace the roof screws when the weather gets warmer.

Also, since the coach is "dry", winterized, I don't believe it is
plumbing (even though one of the pumps looks like it has its share of
leaks).

I will also do the water test on the doors and see what I come up with
also.

If it was obvious in the ceiling space of the storage bays where it was
coming from it might make it easier, but so far, I don't see any signs
of water above the floor of storage. Most of the leaks extend out to
(or begin at) the door line of storage.

Just another one of those mysteries I need to find.
