please Help with pricing on 1987 PT 38 - 8v92 silver edition
Good morning all,
Well, Mike and I haven't been too busy on the forum since we purchased our bird. We spent the first summer traveling to Alaska, where we enjoyed a great summer and visit with old family and friends, then a leisurely return down the west coast of Canada vis Seattle and on through the southwestern states. What a pleasure to travel in a bird. We've taken many state side trips since and she has continued to perform well. My husband was diagnosed with cancer, has had his surgery and is doing well. Because of his treatments, we must remain at home. We've decided to sell our bird and need some help with pricing. For those of you who have been in the market and know the prices you're currently seeing for them, would you mind taking a look at some of the pictures I have on line to compare with what you've seen as you look for your bird. I've forgotten the sales sites I used to visit so if anyone has a list of those, I'd deeply appreciate a hand there, as we need to put up ads, once we have an idea of pricing. We've kept up proper scheduled maintenance and have a detailed list for that. Big work has been done by the BB factory or a certified diesel facility. She's in good condition, a pleasure to drive and to our knowledge, we are the third owner. Mike has kept a list of our maintenance since we've had her, plus all the work receipts, the blue box is almost 100%. We put on new Michelins on steer and drive and she has what were new firestones for tag. Tag would now be abt 3 years old (prior trucking company owner had those put on steer before we purchased and we had them moved to tag when we put on the new Michelins). The Michelins are two and a half years now. We had a transmission line break while she was at the BB factory and that has been replaced, plus the other three transmission lines so that's all fresh and should be good for another 20 years. Needless to say, the transmission was checked and is sporting new fluids. New dryer cartridge, a US transportation safety check of whatever they check for, new Koni shocks on steer and drive. New fridge installed about 3.5 years ago (about a year old when we bought her). We put in an in-motion satillite system, with two receivers, so different channels can be watched on fore and aft tv's at the same time. We enjoy listening to golf tournaments or Fox news when we're driving. :-) Mike dented two of the passenger side bin doors by scraping a short gate support during a trip to Florida, so we had that repaired by the BB factory. It actually worked out well, as that seems to be the side that gets the most use of opening bins and the paint was a bit worn along the door edges. The BB factory matched and used the exact paint she came from the factory with so that side now looks just like the driver side, extremely nice. All outside bin gas struts have been replaced. The most used bin needed one, so Mike just decided to do all of them as he felt if one was getting bad, the others might go sometime soon, too. New coach batteries and generator battery about 2.5 years old now. We had a new, high rise comode installed. Also, when we bought her, one of the generator brushes had worn down and scored the slip ring so Mike had the generator pulled and had new slip rings, brushes and new bearings installed. The bearings were just fine but the big expense is in pulling the generator so Mike had them go ahead and put in new bearings while they had it out. This work was done by the factory authorized shop for our area. When we aren't traveling, Mike starts it each week and runs it for a few minutes, as suggested by the dealer. There is a 10,000 lb capacity Blue Ox tow bar, that is less than 3 years old, that is removable. It has the telescoping, self adjusting arms and we tow a Grand Cherokee with it. There are three things that I know of that need attention. The musical horn sometimes sounds sour notes, sometimes some notes of a song play and others do not, sometimes it works fine, so obviously something is awry. I've spoken with the shop in Texas that repairs the board for the horn but Mike hasn't felt like messing with it. The speed control quit working (or isn't working well) on one of our last trips and he's not yet done anything with that and there is a little rattle in the electric heater in the kitchen when the electric heater is running. Mike replaced the element not long after we purchased the bus and he thinks he didn't get something tightened properly and the fan sets it to fluttering. It only rattles when the heater fan is running, not otherwise. We usually use propane heat and he forgets about it until we turn it on again, which we did this fall. :-) We have a 50 amp hookup and use the electric heat to keep the bus heated during the cold months. This is about all I can think of and should provide a general idea of her condition. Without a seconds thought, we would take off again tomorrow for Alaska. She has 106,000 miles, is Rose, Light Rose (has the pretty silver metallic in the that color) and silver gray exterior, corian countertops with the nice, big and deep corian sink, with little one next to it. A queen cross bed and two front sofas. If you've gotten this far into my saga and would like to help us arrive at an attractive, fair, asking price, we'd be so appreciative of the help. I did put an ad in the classifieds here, but we didn't know what to ask and I'm afraid it's too high. Once we have some idea of what to ask, I'll place some ads and do a better job of posting photos. Mary, I think your asking price of $69,900 is a great buy for someone, you
shouldn't need to drop your price, you just need better exposure. Personally, I'd start off $10,000 higher and listen to serious offers. Place a free ad on http://www.vintagebirds.com. You can also try http://www.birdconnection.com but they charge a commission. Other good sites are http://www.rvtraderonline.com and http://www.rvonline.com. Keep in mind it takes time to find the right buyer for a Wanderlodge, be patient. Lots of tire kickers and bottom feeders out there. I agree with Scott, your price is a very good deal, selling a bus is not
gennerally a quick sale, if the upkeep of the bird is a burden then I would sale for 69,900 as a firm price, you may lose a little money but you won't have the worry of the choach during your husband illness. Mary, I would ditto Scott's comments about the $10K higher. We paid in that
range last June for our '87PT38 in mostly good condition. We had some issues to deal with but nothing big so far. We used RV Trader on Line to sell for our '81FC31 and sold it the next day for full price. It was a good experience with RV Trader and not that much money. Good Luck. Dick/Mary there may be something that you have overlooked. Selling a
1981 FC31 is one thing but altogether different for a 1987 PT38/.39/40. The problem is cash. Few banks or credit unions will finance a motorhome now that is over 15 years old, that means only 1990 and above. So you are looking for the most part for someone that has the cash to buy it. I believe that is one of the reasons the FC31/33/35 sell so well. They are in a price range that people may have the cash to buy them. How many people do you know that have $69,000 cash plus the tax, license and insurance? Look at the BB that have been on the market for over a year and even 2-3 years. I just saw a 1986 PT40 sell for $50,000. RV trader has a 1985 PT40 for $49,795, 1986 PT38 for $60,000. Just my opinion from watching the sales. The problem with setting the price to high for the market is that potential buyers will overlook it when comparing the coaches I just noted. Well Tom, at least here on the left coast, if you've owned a home for even a

The hard part is camparing apples to apples, one pt 40 is different to the next
ie upkeep condition etc. it is a buyers market, if you need the cash them take the hit or keep it til your husband is well then enjoy!!! guy smalley |

Just to add a little more to what Guy is saying. If you have a 1987
PT 38 and it has the original carpets and upholstery, refrigerator and appliances but a very nice paint job then you need to compare the price you have set for yours with the actual selling price of a similar coach. that is the hard part from a couple of perspectives, first we never know exactly what the final agreed price was as compared to the asking price and whether the description of the motorhome was indeed fair. When I was looking for a FC model I read many many descriptions that owners made and the pictures furnished and found huge differences. For instance the description says excellent tire tread but after a lot of questions find out the tires are 7-8 years old. A generator with 700 hours on it, that upon first impression should be nice. It wasnt since the owner never started it often enough and changed the oil, filter etc on a regular basis so the generator had some real problems. Just be careful and if you think your coach is above average then price it accordingly. You are the only one that can accurately describe it to get someones attention. Just make sure you dont describe something that upon the prospective buyers eyeball inspection turns out to be not accurate.
