Condo RV Lots???

IMO RV Condo lots are not unlike any real estate, location being the most important.

I stayed at a beautiful spotclose to Key West, nice pad, table, cabana and dock (if water side) for each spot, lots of vegetation and space between each lot. The few lots for sale on the water side were $500,000 two years ago and $300,000 for the interior lots. Lots were rented out when the owners were not there ... I think I paid $90+/night for water side. It was like a gated community.

Original prices were much lower and as the general real estate market went up, so did these. I would not doubt they are facing the same pressures as the 'normal' real estate market.

But location, condition, management, fees, facilities all factor into the 'value'. Personally, I'd rather hunt and peck around for these places and rent on occasion vs buying, as I'd feel self imposed pressure to use a space I had 'invested' in. The more the investment the more the pressure.

If you're going to bet on the baby boomers, I think something other than RV condo lots might prove more valuable. I notice there's always a few such places advertised for sale in the classifieds in one of the RV magazines (FMCA, Good Sam) "two years old..."  where someone wants to bail out. 

I suspect that these appeal to a fairly small portion of the RV population -- obviously those who wish to snowbird and return to the same place over and over. More frequently, I've heard of a few folks who've full-timed for a couple of years, then found a place to settle -- often selling their large RV and getting something smaller or even quitting road trips entirely.

A developer who converts open land into an RV condo lot development might well make good bucks, but it's highly questionable that buying a single lot or two would prove profitable.

We have a slightly different plan. That is to have a lifetime lease on a RV lot. We belong to the Escapees RV Club. There are autonomous co-operatives within this organization. One buys a lifetime lease on an RV lot, with or without improvements. The lot can be put in a rental pool if so desired.

I can speak first hand to this issue.
I own one in a nice RV resort in the Ocala National Forest. I purchased it to use as a home base when my wife and I planned to go full time. We intended to rent it out while we were away. My lot is about 5000 sq. ft. and the asphalt pad is 75 feet long, more than enough to park a 40 footer, car and trailer. Issues related to family which I will not go into here have prevented us from going full time so my lot is on the market.

Since the purchase about 2.5 years ago it has been on the rental program at the Resort. I can say without reservation that my lot has been rented virtually every weekend, Friday, Saturday and Sunday, or Thursday, Friday and Saturday since I purchased based only on drive up traffic and first come first served. That only amounts to about a 35 percent occupancy rate but the revenues have been more than enough to cover the debt service, electric, taxes, insurance and HOA dues. I suppose if I were to look
for a full timer the revenues may increase but it is to easy to let it sit without headache the way it is. The resort is rustic in nature situated on a huge lake with boat ramp and numerous trees with every conceivable activity and amenity, strip center on property with post office, restaurant and gated community. Fuel services are across the street and Wal Mart is 35 miles away. Ormand Beach, Fl is about 40 miles.

While I am at it I have a grandfathered Coast to Coast membership with home base at Sunset King Lake Campground, a 5 star resort in DeFuniak Springs, FL that I do not need any longer. I was there 3 years but have since moved to GA. This is a great deal for full timers wanting to winter in FL and used Coast to Coast discounts nationwide.

So, it is not folly unless you go nuts in what you pay for the lot and that price is typically based on what you get for your money, just like any other land deal.

My lot is profitable and sends money every quarter. Prostitutes take money. If my lot sells, good I will build a bus barn.. If not I don't really care.
Beware of free camping opportunities. There is a nail in the camping table seat. lol

I despise real estate buzz words. Location, location, location. Cute little fixer upper, entry level, nice little cottage, fabulous opportunity, waterfront, nice little white picket fence, deal of a lifetime, 25% equity going in, it's all BS. Commissions please. There is a flippin nail in the seat. Just the fact please.

If it is profitable, buy it because appreciation will take care of itself. If not haul a#$. Some of the richest folks in the world are slum lords, and that ain't got noth'in to do with a location you might consider.
