Bird's Nest South.
My wife and I own two sites in a private campground out side of Waupaca WI. It
was originally an Airstream park but over the years SOBs were allowed in for
solvency reasons.
Using the Airstream park experience nationally, as a point of reference it is
unlikely that an exclusive marque facility would have long term success. Might
work if SOBs were allowed in the mix, at this time our park requires a "store
bought" rv, a 10' x 10' yard shed and 240 sq. ft. patio are allowed. There are a
few lots that aren't the best esthetically, but generally the values of the lots
rise 10% a year and they resell easily if the price is realistic. Average
price is 10 grand a lot, most are 10 to 12 k sq. ft. 110 lots in the
corporation. Good water, sewer and 50 amp. Dues are under 300 a year. I did
hear stories about fist fights back in the 70's when they were developing the
property.

Would there be any interest within this group in establishing a joint
venture to develop a private RV community somewhere in North Florida.
I would envision purchasing 20 to 40 acres with one member per 2 to 3
acres. It could be layed out similar to the Bird's Nest with each
member owning their site plus an equill interest in the common land ie;
possibly club house, pool, RV repair and maintenance shop, etc..

Land in that area is available for $5 - 7K per acre. If members would
provide their labor and skills to the project, the costs for roads,
utilities, land clearing, etc. could be reasonable. Capital costs -
roads, well and water system, sewer system, all would be reasonable
spread over a number of site.

The idea has merit. If you're looking for a retirement project and a
good investment this could be it!
