I disagree: Let us suppose you have a unit for sale right now. Has
been on the market for more than 8 months at say $250,000. You have
not reduced the asking price but are wanting more than say $230,000.
There have been no offers that you would consider. Some one comes
along and offers you $190,000. Are you saying to wait for the markets
to recover? What exactly will happen to make it worth more than your
bottom line? Will fuel suddenly become $2.00 a gallon or even $3.00?
Will the housing market take off again in the next year? If you
answer yes to any of the above then maybe one should be buying
futures or doing some other kind of investing to make some real
money. If you were asking $250,000 8 months ago then your price
should now be about $235,000 ( 8 months depreciation). Even the
bottom line is off now and getting very close to the $190 offer. What
will happen if your guess as to the markets is wrong and it is a year
before we see any recovery? Now your units has depreciated another
10%. Neither you nor I know the future but the bottom is still to
come . The R word is now for real. It will be interesting to revisit
this subject 12 months from now!
