Condo RV Lots???
I can speak first hand to this issue.
I own one in a nice RV resort in the Ocala National Forest. I purchased it to use as a home base when my wife and I planned to go full time. We intended to rent it out while we were away. My lot is about 5000 sq. ft. and the asphalt pad is 75 feet long, more than enough to park a 40 footer, car and trailer. Issues related to family which I will not go into here have prevented us from going full time so my lot is on the market.

Since the purchase about 2.5 years ago it has been on the rental program at the Resort. I can say without reservation that my lot has been rented virtually every weekend, Friday, Saturday and Sunday, or Thursday, Friday and Saturday since I purchased based only on drive up traffic and first come first served. That only amounts to about a 35 percent occupancy rate but the revenues have been more than enough to cover the debt service, electric, taxes, insurance and HOA dues. I suppose if I were to look
for a full timer the revenues may increase but it is to easy to let it sit without headache the way it is. The resort is rustic in nature situated on a huge lake with boat ramp and numerous trees with every conceivable activity and amenity, strip center on property with post office, restaurant and gated community. Fuel services are across the street and Wal Mart is 35 miles away. Ormand Beach, Fl is about 40 miles.

While I am at it I have a grandfathered Coast to Coast membership with home base at Sunset King Lake Campground, a 5 star resort in DeFuniak Springs, FL that I do not need any longer. I was there 3 years but have since moved to GA. This is a great deal for full timers wanting to winter in FL and used Coast to Coast discounts nationwide.

So, it is not folly unless you go nuts in what you pay for the lot and that price is typically based on what you get for your money, just like any other land deal.
