Coach storage
I live in the city limits of Orlando and do not have any place to
keep or store a coach at my home. The going rate for indoor storage
in my area seems to be $7 per foot plus $50 for electric, to run a
battery tender, per month or $348.20 for a 40 footer. This is inside
storage parked on recycled asphalt in metal buildings like a
community aircraft hanger. You are not permitted to work on the coach
in the storage facility in fact they valet the coach for you. When
you want it out you call ahead and they park it outside in a gated
lot and give you an acces code. Their version of 24 hr access. One
location has in excess of 1,000 units(RV's,coaches,boats,camping
trailers, jet skis etc) stored inside plus outside open lot sstorage.

My question is what are folks in other parts of the country that
have similar situations doing for storage and what are you paying.

Second I wonder if there would be a demand for RV or Coach Condo
facility. I am thinking 65'X20' individual private bays with your own
door, electric, water, optional heat and air, community dump station
and washing on site. What if anything do think people would pay for
facility like that where they would own the indoor space? Use would
be limited to rv or toy storage only no business operation allowed.

We stored our coach in Reno Nevada the first three
month we owned it to avoid California Use Taxes. They
had a valet service too, but they didn’t want to drive
move the bird. I parked it up front and to the side
in place that was always accessible, and when I
arrived to get it, I drove it off the lot.

Presently, I pay $35 a month to park on a fenced dirt
lot with electricity, one mile away.

If you and 1000 others are paying $300 plus a month, that gives you a
pretty good idea of what price could be charged for condo units. Let's
say $4K per year on average. Using a 10% cap rate, that'd get you a
$40,000 condo price. All the maintenance items could/would be rolled
into the condo fees or be separately charged (like water and electric).
Problem is, a 20x65 unit with a 13 foot roll up door and a person door
would cost upwards of $100 K in a out of the way area. Land in central
fl is just too high.



We "store" our 40' WLWB outside at a place called Outdoor Resorts at
Orlando (7 miles west of Disney at junction of 192 and 27). We paid $30
K for a large concrete pad with full hookup. The park has most lots
filled with park model trailers. It has24/7 security, and lots of
amenities. We've found it to be a reasonable solution, but we've also
continued to look for enclosed storage with little luck. I've got a
realtor looking for me.



If you find something that you'd like to partner on, or if you decide to
build, let me know. If outside storage would work for you, check out
ORO or many of the other parks in the area.

I read recently that this is something that is being done in Florida. I haven't
hear of it in any other states yet. You have a garage condo for storage of you
personal toys, rv, boats, jet skis etc. There is enough room to putter with you
toys, climate controlled etc. It is like an office condo for a doctor, attorney
etc. None in California that I know of. A great idea and I think pretty
successful so far. A new wave based on demand. I think the price range was like
$40k to $80K but not positive, of course add on the HOA fees monthly for common
area etc.
