Lubricating/softening rubber?
You might want to try silicone plumbers grease, I found some at Ace
Hardware.
I use this on my waste valves for a good seal and also used it on an
old O ring that wouldn't seal (couldn't find a proper replacement). Put
some silicone grease on it and have not had a proplem sense
